Goose Hollow is a family friendly community located in the middle of the Willamette Valley in Woodburn, Oregon. Goose Hollow is situated between the 11th and 13th holes of the OGA golf Course at Tukwila. We have about 70 homes along Meridian and Hazelnut Drives.
Goose Hollow is a part of a larger community, the Tukwila Home Owners Association, a group of seven HOAs located near and around the Oregon Golf Association (OGA) Golf Course at Tukwila.
We love our community, so feel free to visit our neighborhood, or stop in the office during normal business hours.

DIRECTORS:
The Goose Hollow Home Owner's Association is guided by a Board of Directors. The Directors are elected by the home owners in our neighborhood at the annual home owners meeting. Each Director is elected for a three-year term. All Directors must be home owners of record, tenants or non-recorded owners residing in Member’s homes are considered Associate Members . Associate Members have most of the rights and responsibilities of Members but are prohibited from voting in GH-HOA elections, holding office or serving on the Board of Directors.
OFFICERS: The Board has four Officers; the other members serve "At Large". The Board officers are President, Vice-President, Secretary, and Treasurer. Officers are chosen by the Board during the first Board meeting after the annual members meeting

The Board has three active committees: CC&R, Pool, and Architectural Review.
The CC&R committee deals with issues concerning the "Covenants, Conditions and Restrictions".
The Pool committee administers the needs of the HOA community swimming pool.
The Architectural Review committee deals with architectural design matters, property modifications and landscaping for the Goose Hollow HOA community.

AMENDMENTS:
The Board voted on and approved an amendment to define vehicle parking, pertaining to commercial, service, or construction vehicles, boats, recreational vehicles, and vehicles being repaired.

COMPLAINT ENFORCEMENT RESOLUTION
This Policy is for accepting and acting on complaints lodged against home owners. This policy also covers fines and penalties that may be assessed.

SOLAR PANELS
A home owner may wish to install solar power panels. This policy provides the guidelines for installation and approval of Solar Panels. An Architectural Request Form must be submitted to the Architectural Review Committee (ARC) prior to commencing work. See Architectural page on this website.

COLLECTION OF UNPAID CHARGES
Every home owner is required to pay annual GH-HOA dues, or fees. This policy establishes Guidelines on how the GH-HOA may collect Unpaid HOA Fees/Fines.

SWIMMING POOL RESERVE ACCOUNT
This resolution considers changing the pool reserve account from a Certificate of Deposit to a Money Market Fund to improve accessibility in case of quickly needed funds for emergency pool repairs.

VEHICLE COMPLIANCE POLICY
This resolution deals with vehicle parking in the Goose Hollow HOA. The size of vehicles that may be parked, and duration of the parking is considered.

LANDLORD-TENANT POLICY
This resolution sets the methods and procedures for members of the Goose Hollow HOA who already are, or intend to become landlords - renting their GH property to tenants, etc. Your Board of Directors intend to ensure compliance with our neighborhood's CC&Rs, ARC Manual, Pool Rules, and other Resolutions. The resolution describes the policy of the GH HOA (Association) concerning our neighborhood standards and corrective steps that will be taken to achieve compliance.

COMMON AREAS: SWIMMING POOL GUIDELINES
Required For Pool Usage - Please read and sign the document to gain access to the pool.
All home owners have use of the GH swimming pool, subject to the rules and policies determined by the Board. You will need to read the rules, and sign that you have read them. Violating the rules may restrict your use of the pool. The pool is usually open from Memorial Day until Labor Day.

GUESTS with HOME OWNERS:
Goose Hollow residents are permitted up to five (5) guests per household at the pool without additional approval. These guests shall be accompanied by the Resident. Approval of the request for extra guests is based upon expected occupancy in the pool and by the chairperson. If you plan on having extra guests beyond 5, make your request 48 hours in advance of the guests' appearance.

Use of Pool by Guests of Homeowners - DELEGATION OF POOL PRIVILEGES:
Homeowners may have guests or family members living with them for a period of time. The following form allows the adult guests to use the pool during their stay. The adult guests will not need the home owner to accompany them to the pool. Children must have adult homeowner supervision at all times. If you have a house guest staying in your home, or a full-time child care provider you may delegate your pool privileges. You are agreeing to take responsibility for your guests and their behavior.

In Case of a Pool Complaint or Grievance:
A homeowner may report a violation of pool rules and guidelines to the Pool Committee.

ARCHITECTURAL DESIGN MANUAL
The Architectural Design Manual provides the minimum standards for home construction or modification to existing homes. The guidelines and standards show the required for any type of property alterations or additions

ARCHITECTURAL SUBMITTAL FORM (modifications or alterations)
Fill out the following form if you plan on making any modifications, or additions to your property - buildings or landscaping. Please include a sketch or drawing of the proposed changes on the sheet provided in the form.
The Architectural Review Committee (ARC) must review and approve the changes, before you make the proposed changes. The Architectural Submittal Form must be submitted for ARC Review/Approval.
Making modifications to your house or landscaping without prior approval may result in assessment of fines or penalties. Making modifications the ARC has denied, or required you to change, may result in an assessment of fines or penalties.

If you plan on adding a fence to your property, follow the guidelines in the following. Use the Architectural Submittal form to request review and approval (see the form discussed above). It is required for any type of fence alterations or additions - structure or landscaping.

ARCHITECTURAL CHECKLIST
This checklist is primarily for NEW construction, new homes. The checklist also applies to additions to existing homes. This gives the contractor a 'tool', a list of Items to review to be sure the construction will comply with the Architectural Design Manual. Non-compliance may result in denial to build the new home, to make the desired additions. The Architectural Review Committee (ARC) will review and approve or require changes to the Checklist and Plans. Construction without prior approval may result in assessment of fines or penalties.

The Landscaping Standards were added in 2013 by the Board.
The Guidelines are for Landscaping installation and maintenance.
The Architectural review & processes are to assist in maintaining the aesthetic quality of our neighborhood.
The Landscaping Standards were updated in 2015 to reflect both the Goose Hollow HOA resolution regarding use of marijuana in the public spaces, and means and methods of dealing with sub-standard maintenance of the homeowner's landscaping.

The Goose Hollow Board of Directors meets on an as needed basis. You are welcome to attend. Meeting notices are posted on the Tukwila office window. An Annual Meeting is held during May or June each year. Board of Directors are voted into office at this meeting. Volunteers are needed and encouraged to serve on the Board. Annual Meeting notices are mailed to each residence.
